GTA Online Mansions: Locations, Prices and the Kortz Heist

Yes, GTA Online has Mansions. Rockstar added three of them on December 10, 2025, in the A Safehouse in the Hills update, and they became the most expensive properties in the game: from GTA$11,500,000 to GTA$12,800,000 before options. Since July 14, 2026, a Mansion is also the gateway to The Kortz Center Heist, which is hosted from a new Mansion add-on called the Art Studio. Everything below is current as of September 30, 2026.

The three Mansions

All three are sold by Prix Luxury Real Estate on its in-game website, and all three share the same interior, features and upgrades. What changes is the plot, the view and the price.

The descriptions are Rockstar’s. The prices are listed by both GTABase and the GTA Wiki, which notes that the closer a Mansion is to the city, the more it costs. The Tongva Estate is the budget choice and sits beside the Marlowe Vineyards on our 3D map. You can own all three at once.

What a Mansion does

Rockstar’s launch article lists the amenities. The ones that affect how you play:

• AI Assistant: a concierge with one of three personas. It can throw public or private Mansion parties, fast travel you to any property you own, and boost production for 24 hours at any business with Supplies or Product.
• Office with a Master Control Terminal to manage your businesses remotely.
• Security team: reduces attacks and raids on your businesses, and together with each business’s own security upgrade can prevent raids entirely.
• Garage for 20 vehicles, a driveway, and a rooftop helipad with a free Mansion Volatus helicopter.
• Gym equipment and a yoga area that temporarily boost your stats, plus a pool and hot tub.
• Salon with a resident barber and tattoo artist, trophy cabinets, and a dog kennel and cat bed if you want pets.

The move-in cutscene introduces your new neighbours: Michael De Santa, now a film producer, and his wife Amanda. Their house from GTA 5 is on our map too, in Rockford Hills. Since July 2026, Rockstar’s patch notes add that you can drive into an owned Mansion in a requested luxury vehicle.

Add-ons and full cost

The base price gets you in the door. The rest is optional, and the GTA Wiki lists these prices:

GTABase put a fully upgraded Mansion at over GTA$17,500,000 in December 2025, before the Art Studio existed. GTA+ members get two extras from Rockstar: the Vehicle Workshop also handles Hao’s Special Works, Benny’s, Drift Tuning and Missile Lock-On Jammer upgrades, and in July 2026 Rockstar described a GTA$2,000,000 discount on any Mansion for members as ongoing.

The Kortz Center Heist

The Kortz Center Heist is confirmed by Rockstar and has been live since July 14, 2026, announced five days earlier. The target is the Kortz Center, the art museum on the hills of Pacific Bluffs: see it on our 3D map. Inside its Bell Building, the Albert Crisp Collection is on show, and Mr. Faber’s clients want the rotating Primary Targets kept in the vault. Raf De Angelis talks you through the job, and Yong-Rae, a counterfeiter working from your Art Studio, paints the replicas you leave behind.

Who can play. One to four players. Only the host needs a Mansion with an Art Studio. A crew unlocks a Secondary Target room that solo players cannot reach, and more duffel bags mean a bigger maximum take.

How your other properties help. Rockstar lists these bonuses:

What it pays. Rockstar gives a weekly bonus to the first Primary Target you sell after each week’s heist; repeat sales that week pay less. GTABoom reports GTA$1,925,000 for the first sale of the story painting, La Dernière Débauche, and GTA$481,250 for later sales, with other paintings around GTA$1.27 to 1.37 million on a first sale. Rockstar suggests keeping the later paintings to display in your Mansion. Completing the heist’s Tier 4 Career Progress challenges on PS5, Xbox Series X|S or PC (Enhanced) unlocks the Vapid Caracara (Armored).

The update also brought the Benefactor LRC GT, Grotti Cartuccia GT, Albany Merula, Ocelot E-Stride and Benefactor Läufer, with a week of GTA+ early access for the Grotti Veleno GT.

Is a Mansion worth it?

If you want to host The Kortz Center Heist, there is no way around it, and the cheapest Mansion does the job as well as the most expensive. If you mainly run businesses, the 24-hour production boost, remote management and raid protection are real conveniences, but they do not earn money on their own.
